In terms of story telling Asylum is the best so far! Lange was killing it all the way!

There are some reboots that actually saved some franchises, for instance, Nolan's DK trilogy not only saved cinematic Batman but also raised the stakes for comic based movies to a new standard.
On the other side however there where some pretty awful remakes and disastrous reboots. The most recent Craptastic 4 is the most prominent example.

Rec 3 cause a major damage to a pretty promising franchise.
Batman Forever and Batman And Robin almost destroyed the Caped Crusader!

Nolan's Dark knight!
